What’s different about buying or selling in Boulder County
Unincorporated Boulder County caps the size of a new or expanded home. If a lot’s value depends on tearing down and building bigger, the cap decides what “bigger” can be. Brett ran into this pricing a property north of Boulder, where the cap changed what the land was worth compared with what a buyer might assume. Since May 2025, the limit is based on the median home size in the neighborhood. Read the county’s announcement and its land use code before you plan a rebuild.
Boulder questions
What does a home cost in Boulder compared with Denver?
In July 2026, the median single-family home sold for $865,500 across Boulder County and about $1.5 million in the City of Boulder, according to IRES. Across the Denver metro, the September 2026 median for a detached home was $635,000, according to the Denver Metro Association of Realtors.
How does Boulder County's home-size cap affect what I can build?
Unincorporated Boulder County limits the size of new and expanded homes. That changes what a lot is worth if the plan is to scrape and rebuild, because the cap sets the ceiling on the new house. Check the county's official page for the current rule before you count on a rebuild. This is a summary of a county rule, not legal advice.
Which Boulder County towns does Brett work in?
